Grading and excavation in Farragut

Farragut is a town in west Knox County, along Fort Loudoun Lake. Most of it is neighborhoods, with new homes, additions and finished yards. We do grading, drainage, footers and soil prep here, with machines sized for lots where the neighbors are close.

Subdivision lots and yards

A lot of the work in Farragut happens in established subdivisions. Homeowners want a yard that drains, a flat spot for a patio or play area, or footers for an addition. Builders want a lot graded and ready on schedule.

In finished neighborhoods, the job is as much about what we do not tear up as what we move. Our Caterpillar 305 mini excavator and Vermeer mini skid steer leave a lighter footprint than big equipment, and the Harley rake leaves a smooth, clean bed ready for seed or sod.

Clay, rolling ground and water

The ground here is the same red clay found across Knox County, on rolling land that drops toward the lake and the creeks. Turkey Creek runs through the area, and low ground near it can stay wet. Clay does not soak up water fast, so a yard that is graded flat or toward the house will hold water.

Fixing that usually means reshaping the grade so it falls away from the house, and in some yards adding a drain line or swale to carry water to a safe spot. We will show you where the water goes now and where we would send it.

Lake lots

Homes on or near Fort Loudoun Lake often sit on slopes that run down to the water. Grading on these lots has to manage runoff toward the lake. Work near the shoreline can also fall under rules from the Tennessee Valley Authority, so check before planning anything close to the water.

Permits in Farragut

Farragut has its own town government and codes office, separate from Knoxville. Many subdivisions also have a homeowners association with its own rules. Check with the Town of Farragut and your HOA before grading or building, and call Tennessee 811 before any digging.

Common questions

What does a Harley rake do?

It breaks up and levels the top few inches of soil and pulls out rocks and clods. You end up with a smooth, even bed. It is the step right before seed or sod on a new yard or a regraded one.

Do I need HOA approval?

That depends on your HOA. Many HOAs want to see plans for grading, additions or drainage changes. Check with yours before the job is scheduled so nothing holds it up.
